3D Scanning for Insurance and Forensic Documentation

When a building is damaged, the clock starts immediately. Remediation has to begin, evidence starts disappearing, and everyone's memory of "how it was before" begins to drift. The single most valuable thing you can do in the first days after a loss — or, better, before one ever happens — is capture the conditions accurately enough that no one has to argue about them later.

That's the job laser scanning does for insurance and forensic work: it turns a scene into a measured, defensible record that exists independent of anyone's recollection.

Why photos aren't enough

Photographs are essential, but they have a specific weakness for claims and litigation: they aren't measurable. A photo shows that a wall is cracked. It doesn't tell you the crack is 14 millimeters wide and runs 2.3 meters, or that the floor has deflected 40 millimeters from level across the span. Those measurements are frequently what a claim or a dispute actually turns on.

A laser scan captures the entire scene as measured 3D geometry. Anyone — an adjuster, an engineer, opposing counsel's expert — can go back into that dataset months later and take a measurement that nobody thought to take on site. The scene is preserved as it was, at the moment it was captured, down to the millimeter.

The two timing scenarios

Pre-loss (baseline) documentation. The strongest position is to document a building before anything goes wrong. Property owners and facility managers increasingly scan high-value buildings to establish a baseline — a record of exact conditions that becomes the reference point if a fire, flood, earthquake, or construction-adjacent damage claim ever arises. When there's a documented "before," proving the "after" is straightforward.

Post-event documentation. More often, we're called after damage has occurred. Here speed matters: capturing the scene before remediation, demolition, or repair alters it. A fast mobile-mapping scan preserves the damaged state completely, so remediation can proceed without destroying the evidence. The point cloud becomes the permanent record of what remediation covered up.

The defensibility point

A measured 3D record captured on a known date is difficult to dispute. It isn't a witness's memory or a selectively framed photo — it's the complete geometry of the space, from which any measurement can be independently verified. That's precisely why this documentation carries weight in depositions and claims review.

What gets delivered

For insurance and forensic work the deliverables usually include the registered point cloud itself (in vendor-neutral .e57 so any expert can open it), dimensioned drawings of the relevant conditions, and often a set of measurements or a deviation analysis quantifying specific damage — settlement, deflection, out-of-plumb, or displacement against a known reference.

Where a pre-loss baseline exists, we can overlay the post-event scan against it and produce a direct before-and-after comparison, quantifying exactly what changed and by how much. That comparison is often the most persuasive single document in a claim.

Common use cases

We see laser scanning used across a range of insurance and forensic situations: fire and water damage assessment, structural failure investigation, post-earthquake documentation, construction defect claims, vehicle-impact damage to structures, and pre-renovation baselines for high-value or historic properties. In each, the common thread is the same — a dispute or a claim where an accurate, defensible measurement of physical conditions is the deciding factor.

Practical notes

Capture before you clean up. If a scene will be remediated, scan first. You cannot re-capture conditions that have been repaired.

Preserve the raw data. Keep the point cloud archived, not just the drawings derived from it. New questions come up as a claim develops, and the cloud lets you answer them without a return visit that may no longer be possible.

Document the date and chain of custody. For anything that may end up in litigation, the capture date and how the data was handled matter. A provider experienced in forensic work will document both.

The underlying principle is simple: memory fades and scenes change, but measured geometry captured on a known date does not. When a real dollar amount or a legal outcome rides on the condition of a building, that permanence is exactly what you want on your side.
